Cadastral surveying
Surveys that fix and record property boundaries for land titles, registration and disputes.
A cadastral survey fixes the boundaries of a piece of land and records them on a survey plan. In Nigeria, that plan is the foundation for land titles, Certificates of Occupancy, the registration of a purchase and the settlement of boundary disputes. Geomarins carries out cadastral surveys for individuals, companies, developers and government clients.
When you need a cadastral survey
- Buying or selling land, to confirm exactly what is being transferred
- Applying for a Certificate of Occupancy or registering a title
- Subdividing land into plots or merging plots
- Resolving a dispute with a neighbour over where a boundary lies
- Checking land before building, to be sure the structure sits within the plot
- Confirming whether land falls within a government acquisition or right of way
How the survey is done
The survey starts with research: existing plans, beacons and records for the land and its neighbours. In the field, the team locates and checks existing boundary beacons, sets new ones where needed and measures their positions with GNSS receivers and total stations, tied to the national survey control network. The survey is then computed, checked and drawn as a survey plan showing the boundaries, beacon numbers, bearings, distances and area.
Survey plans in Nigeria
A survey plan in Nigeria must be prepared and signed by a surveyor registered with the Surveyors Council of Nigeria (SURCON), and is lodged with the office of the Surveyor-General of the state where the land is. In Lagos State, plans are also charted to show whether the land is free from government acquisition. Because land documents depend on the survey plan, its accuracy matters for years.
Accuracy you can rely on
Our field methods use modern GNSS and total station equipment and are checked against known control points. Every plan is backed by its field records, so it can be verified at any time.
