Land layout survey
Setting out plots, roads and site features on the ground to match approved plans.
A development is only as good as its layout on the ground. A layout survey takes an approved plan for plots, roads, drains and buildings and marks it accurately on the land, so construction follows the design. Geomarins carries out layout surveys and setting out for estate developers, contractors, landowners and government projects.
What a layout survey involves
- Checking the approved layout plan against the land's boundary survey
- Topographic survey of the site where levels and features are needed
- Setting out plot corners, road centrelines and road edges with pegs or beacons
- Setting out building positions and levels for construction
- As-built checks to confirm what has been built matches the plan
Estates and subdivisions
For estate development, the layout divides a parcel into plots and roads that meet planning requirements for plot sizes, road widths and setbacks. We set out each plot so that buyers receive exactly the land shown on their documents, and so that roads and drains run where the plan says. Accurate setting out at the start prevents costly disputes and demolitions later.
Construction setting out
On construction sites, we set out the positions and levels of foundations, columns, roads and drainage, and check the work as it goes up. Our team uses total stations and GNSS receivers tied to the site control, so every mark is consistent with the design.
Topographic and levelling surveys
Many layouts need a picture of the ground first: its levels, existing features, trees, buildings and services. We produce topographic surveys and levelling that let designers plan drainage, earthworks and road gradients properly.
What you get
- Check of the approved layout against the boundary survey
- Topographic and levelling survey of the site
- Setting out of plots, roads, drains and buildings
- Construction setting out and level control
- As-built survey and plans
Frequently asked questions
What is the difference between a cadastral survey and a layout survey?
A cadastral survey fixes and records the boundary of a piece of land. A layout survey marks out the plots, roads and buildings planned inside that land.
Do you provide topographic surveys?
Yes. Topographic and levelling surveys are often the first step of a layout, so designers know the ground levels and existing features.
